Quotation from an appraisal in Piney-Z done Aug 26, 2009:  "THE REAL ESTATE MARKET HAS BEEN DEPRESSED IN THE AREA OVER THE PAST FEW YEARS, HOWEVER RECENT MARKET DATA COLLECTED FOR THIS ANALYSIS INDICATES THAT THE SUBJECT'S MARKET HAS BEEN IMPROVING OVER THE PAST 12 MONTHS. THE ABSORPTION RATE HAS SLIGHTLY INCREASED AND THERE IS LESS THAN A 12 MONTH SUPPLY ON THE MARKET. THE MEDIAN SALE PRICE HAS INCREASED AS WELL AS THE MEDIAN ASKING PRICE. TOTAL DAYS ON MARKET FOR SOLD PROPERTIES HAVE DECREASED AND THE MEDIAN SALE PRICE TO LIST RATIO HAS ALSO BEEN INCREASING. THESE ARE ALL POSITIVE INDICATORS FOR THE SUBJECT'S REAL ESTATE MARKET."
